An agency site has two jobs at once, and most only do the first. It has to help buyers and tenants find property fast enough that they don’t bounce to Rightmove, and it has to convince a vendor or landlord that you’re the agent to list with. Those are different audiences wanting different things. The second one pays your bills, and it’s usually the one the site forgets.

A real-time feed, not a nightly sync
JW Wood came to us on a legacy SOAP connection that updated once a day, manually. Properties stayed live long after they had gone under offer, which wastes enquiries and makes you look careless. We moved them to Reapit’s REST API with webhooks, so changes land immediately.

Search that returns before they give up
Property search is where agency sites lose people. If filtering by district, price and bedrooms takes a beat too long, they go back to the portal and you’ve lost the relationship. We run Algolia for this, which returns in milliseconds across the whole portfolio.

Branch pages with their own team, contact details and Google reviews are how a multi-office agency gets found for local searches. One combined contact page throws that away, and it’s the cheapest local SEO available to you.

Most agencies end up with sales in one place and lettings managed on a spreadsheet. Pulling every property type from the same API means tenants and students search the same way buyers do, and nobody maintains two systems.
